Avanti Residential Buys 88-Unit Denver High-Rise Near Cheesman Park
Avanti Residential has acquired Park Cheesman, an 88-unit concrete tower in Denver, assuming existing fixed-rate debt and taking over property management.
Denver-based multifamily firm Avanti Residential has expanded its local portfolio with the acquisition of Park Cheesman, an 88-unit high-rise situated at 1177 Race Street adjacent to Denver's Cheesman Park neighborhood, the company announced November 4, 2026.
The property is a 1970-era Type I concrete tower, a construction class known for its structural durability and fire resistance. As part of the transaction, Avanti assumed the building's existing long-term fixed-rate debt, a financing structure that can offer stability against interest rate volatility in a fluctuating capital markets environment.

Avanti Residential operates as a vertically integrated owner-operator, meaning the firm handles both investment decisions and day-to-day property management under one roof. Acquiring an established mid-century concrete high-rise near a prominent green space like Cheesman Park reflects a strategy of targeting well-located legacy assets that may offer value-add or stabilization opportunities.
